Tulsa Real Estate Market Inventory Analysis for the Tulsa MLS during January 2016 indicates the market is shifting again.

From data provided by the Greater Tulsa Association the following statistics were compiled by RE STATS Inc. for the Area delimited by the following Northeast Oklahoma counties:

Active Inventory: As of January 31, 2016 = 5,351

Closed Listings: 768 (down 1.03% below a year ago)

Pending Listings: 1,083 (up 5.35% over a year ago)

New Listings: 1,865 (down 11.44% below a year ago)

Average List Price: $177,161 (up 0.84% above a year ago)

Average Sale Price: $172,482 (up 1.84% above a year ago)

Average Percent of List Price to Selling Price: 97.44% (down 0.29% below a year ago)

Months Supply of Inventory (MSI) Decreases

The total housing inventory at the end of January 2016 decreased 6.70% to 5,351 existing homes available for sale. Over the last 12 months this area has had an average of 1,132 closed sales per month. This represents an unsold inventory index of 4.73 MSI for this period.

Average Sale Prices Going Up

According to the preliminary trends, this market area has experienced some upward momentum with the increase of Average Price this month. Prices went up 1.84% in January 2016 compared to $172,482 versus the previous year at $169,363.

Average Days on Market Shortens

The average number of 51.54 days that homes spent on the market before selling decreased by 6.92 days or 11.84% in January 2016 compared to last year’s same month at 58.46 DOM.

Sales Success for January 2016 is Positive

Overall, with Average Prices going up and Days on Market decreasing, the Listed versus Closed Ratio finished strong this month.

There were 1,865 New Listings in January 2016, down 11.44% from last year at 2,106. Furthermore, there were 768 Closed Listings this month versus last year at 776, a -1.03% decrease.

Closed versus Listed trends yielded a 41.2% ratio, up from last year’s January 2016 at 36.8%, a 11.76% upswing. This will certainly create pressure on a decreasing Month’s Supply of Inventory (MSI) in the following months to come.

How fast will your home sell?

How fast is the real estate market moving? Assuming no other homes were to come on the market, how long would it take to sell all the houses currently for sale in midtown Tulsa? This is what we call the absorption rate. How fast homes are selling in midtown Tulsa depends on how fast the real estate market is moving and where your home is positioned in that market. Quite simply, the answer is different depending on the price point of your house.

Of course other factors will contribute to your home’s selling quickly: amenities, condition, floor plan, and of course, location.

How good are the chances of selling your home?

The Seller’s Market is Shifting to a Buyer’s Market

We are witnessing a shift from a seller’s market to a buyer’s market. The market shift seems to be occurring in midtown Tulsa at the price point between $350,000 and $450,000. Take a look at January’s statistics and decide for yourself whether or not it is a good time to buy a house or to sell a house.

Remember, a six-month supply of homes indicates a buyer’s market and when there are less than 6 months of homes available, then it is considered a seller’s market.

According to the preliminary trends, this market area has experienced some downward momentum with the decline of Average Price this month. Prices dipped 9.13% in December 2015 compared to $164,335 versus the previous year at $180,845.

Average Days on Market Shortens

The average number of 48.03 days that homes spent on the market before selling decreased by 6.76 days or 12.34% in December 2015 compared to last year’s same month at 54.79 DOM.

Sales Success for December 2015 is Positive

Overall, with Average Prices falling and Days on Market decreasing, the Listed versus Closed Ratio finished strong this month.

There were 1,363 New Listings in December 2015, down 7.53% from last year at 1,474. Furthermore, there were 1,028 Closed Listings this month versus last year at 1,040, a -1.15% decrease.

Closed versus Listed trends yielded a 75.4% ratio, up from last year’s December 2015 at 70.6%, a 6.90% upswing. This will certainly create pressure on a decreasing Month’s Supply of Inventory (MSI) in the following months to come.

How fast will your house sell in midtown Tulsa?

Each month I post real estate market statistics for Midtown Tulsa on my website and publish them in People of Midtown. If you are watching these numbers, in the past couple of months you will have noticed on the one hand, that our market has been slowly shifting from a Seller’s market to a Buyer’s market in the upper price points (i.e., slowing down, with homes taking longer to sell). On the other hand, our market has been speeding up at the lowest price point (with homes priced below $100,000 taking even less time to sell). We are seeing a shift in both directions at the same time.

Overall, however, the real estate market in midtown Tulsa is still very much a seller’s market with only a 3-month supply of homes for sale. That means, if no other homes were to come into the midtown Tulsa real estate market, then it would only take 3 months to sell every home in the available inventory.

Remember, a six-month supply of homes is considered to be a stable market; seven or more is considered to be a buyers’ market; and below six months is considered to be a seller’s market. Of course, when you focus on specific neighborhoods, there are submarkets at each price point.

Each month I also publish the chances of your house selling. This number is calculated by analyzing how many homes sell compared to how many homes have been in the market over the past 90 days, counting rooftops that are active, pending, sold, expired, withdrawn, or released listings in our MLS. Not every house gets sold because there are only a certain number of houses that are going to sell in any given market in any period of time.

Your home is in a beauty contest with other homes as new inventory comes on the market. Some homes fail to sell… ever! When new inventory arrives they don’t have a chance because they lose the beauty contest or are overpriced. These homes linger on the market until the owner decides that they obviously like their home better than any potential buyers looking at that price point, and so the homeowners eventually take their home off the market.

Buyers are constantly shopping for the best value their money can buy. The best homes in the market are shown immediately and multiple offers are frequently being made on the cream puffs at the best price for their floor plan and location. These homes sell fast.

Is your price compelling? Even in a seller’s market, it is the buyers who are the experts with regard to which homes sell. They know quickly whether a home is priced right.

Given the odds of your home selling in the next 90 days, how can you increase the chances that your home will be among the homes that sell rather than being among the homes that don’t sell?

If you want to get the best price for your house when you sell it, pay attention to the “3 C’s:” cost, condition and clutter.

The Three C’s

  1. Cost
      Make sure your home is in a competitive position to sell.
      Price it right for its location, floor plan, and condition.
  2. Condition / Color / Curb Appeal
      Address deferred maintenance issues that have been on the “honey-do list;” do a pre-inspection and fix problems identified;
      Update interior and exterior paint colors (eg., discover “trending paint colors” on Google.com or Houzz.com);
      Consider replacing your roof, your garage door, and/or siding;
      Upgrade your landscaping; plant flowers
  3. Clutter / Cleanliness

As a seller, you cannot change the location of your home or its floor plan. However, you can change your home’s condition and its position in the market. You are in control.

The real estate market is hot in Midtown Tulsa. In fact, you can safely say we are in a seller’s market. What exactly does that mean?

A six-month supply of homes is considered to be a stable market; seven or more is considered to be a buyers’ market; and below six months is considered to be a seller’s market.

Where is Midtown Tulsa? For our purpose, let’s define Midtown very broadly from Downtown to Sheridan and from I-244 south to I-44. That gives us a polygon like the one found at http://midtowntulsarealestate.net/search-mls-for-property-in-midtown-tulsa/. This includes homes of every size at every price point.

When we look at Midtown for the past three months there is a 2.7-month supply of single-family houses.

The market has actually sped up. Over the past two years the market has had a 3.2-month supply of homes. If no other homes were to enter the market, it would only take 3 months to sell every house that is for sale.

However, not every house sells. There are only a certain number of houses that are going to sell in any given market in any period.

Some homes fail to sell. When new inventory arrives they don’t have a chance because they lose the beauty contest or are overpriced.

Buyers are constantly shopping for the best value their money can buy. The best homes in the market are shown immediately and multiple offers are frequently being made on the cream puffs at the best price for their floor plan and location. These homes sell fast.

Is your price compelling? Even in a seller’s market, it is the buyers who are the experts with regard to which homes sell. They know quickly whether a home is priced right.
